Question 1: Describe how you would perform routine inspections for preventative maintenance of HVAC systems, including identifying common issues and implementing corrective actions.
During inspections, I use tools like a multimeter to check the electrical components for proper voltage and continuity. For air systems, I inspect filters for clogging and ensure they are clean enough to maintain airflow efficiency. For heating elements, I verify that there is no buildup of sediment in boilers or heat exchangers.
Common issues identified might include blocked ducts, refrigerant leaks, or malfunctioning thermostats. To address these problems, I would replace dirty filters, seal any detected leaks with appropriate materials, and calibrate or replace faulty thermostats.
After corrective actions are taken, I perform a system start-up test to ensure everything is functioning correctly. Documentation of the inspection findings and maintenance activities is also crucial for tracking system performance over time.
Question 2: Explain how you would lead a facilities project that involves multiple trades, such as electrical work and plumbing, ensuring safety and efficiency throughout the process.
Next, I schedule a kickoff meeting with all stakeholders to discuss the plan, address any questions, and emphasize safety protocols that must be adhered to throughout the project. Establishing clear communication channels is crucial for timely updates and resolving issues quickly.
During execution, I regularly monitor progress against the timeline, checking for adherence to quality standards and ensuring compliance with safety regulations. This includes regular site inspections and coordination meetings to discuss any emerging challenges or changes in scope.
To maintain efficiency, I prioritize tasks based on dependencies between trades, such as completing electrical rough-ins before drywall installation. Any potential conflicts are proactively managed through effective communication and problem-solving.
Finally, upon project completion, a review meeting is held with the team to discuss what went well and identify any areas for improvement. Detailed documentation of the entire process, including safety audits and inspection reports, is maintained for future reference.
Question 3: How would you approach resolving a life safety concern in a long-term care facility, such as an electrical panel failure during working hours?
Next, I communicate the issue to key stakeholders, including facility management and relevant maintenance teams, providing them with detailed information about the problem and current status. Clear communication helps prioritize responses from other team members who might be needed for repair work.
I then conduct a preliminary inspection of the electrical panel if it's safe to do so, identifying any obvious causes such as tripped breakers or blown fuses. If the issue is beyond my expertise or requires specialized equipment, I arrange for an electrician with appropriate credentials to address it promptly.
During repairs, I ensure that temporary solutions are in place to maintain essential services, like powering critical medical equipment from alternative sources if needed. Following repair completion, I perform thorough testing of the system to confirm safe operation before restoring full functionality.
Finally, a debriefing session is conducted with all involved parties to document the incident and response actions taken. This documentation helps in future risk assessments and developing more effective preventative measures.
